Was originally built in the late 18th century as a threshing barn. What is now the garage was added in the mid 19th century to house a steam engine to power the threshing machinery positioned in the barn’s east end. The apparent jaunty angle of the garage was to accommodate the angle of the belt drive of the steam engine which was housed here.
Wherever possible the original ventilation slots in the building have been maintained and glazed. They form a very interesting feature on the gable wall of bedroom 1. Where this was not possible they have been infilled and highlighted.
Another interesting feature of the building is where the ends of the roof trusses once protruded (on the front elevation). They have been cut back and encased in lead just below the gutter line.
Additional covered car parking is available adjacent to the rear garden.
Situated on an imposing position at the entrance to the site, a traditional post and rail fence encloses a large rear garden. A single garage with up and over timber door is attached to the house, with additional covered car parking adjacent to the rear garden.

The front door opens into the large sunny reception hall incorporating a large under stairs storage cupboard which houses the controls for the electricity mains consumer unit, the burglar alarm and for the ground floor under floor heating. The reception hall leads to the lounge, cloakroom, kitchen and dining room. Lighting is provided by recessed down lighters. There are 3 double sockets and a telephone point. A beautiful oak staircase leads to the first floor.
The lounge spans the width of the building and has two windows to the front overlooking the courtyard and two glazed ventilation slots overlooking the rear garden. The Inglenook fireplace has been designed with openings on either side to let the light from the windows shine through. It has down lights within the chimney breast and a beautifully restored oak beam from the site as a mantelpiece.
The cloakroom has a low level WC, built in washbasin with cabinet under and comlimentary splashback tiling.
The kitchen and dining room have been opened up into one large sunny room with a ‘u’ shaped kitchen separating the two areas. If required this room can easily be converted into two separate rooms. In the corner of the dining room is a very useful cupboard created from under the stairs. An electrical socket has been fitted here as this area could, if insulated, make a very useful chilled wine fridge.
The utility room has an alcove with plumbing and extraction for a washing machine and tumble dryer. A useful range of cupboards includes a sink unit and drainer and tall storage unit for vacuum/ ironing board etc. The rear garden is accessed through an arched doorway from the utility room.
First floor:

Positioned at the top of the staircase is a very useful 900m wide full height storage cupboard. Housed in this cupboard are the controls for the first floor under floor heating.
Bedroom 1 lies above the kitchen and dining room spanning the full width of the property with a front facing window. The ventilation slots previously mentioned are a very unusual feature in both the gable and rear walls. Off the bedroom is the ensuite bathroom incorporating 1200x800 shower cubicle with Grohe thermostatic shower, pedestal wash basin , close coupled WC and heated towel rail.
Bedroom 2, a generously sized double bedroom, which lies to the rear of the property has a window and glazed ventilation slot overlooking the rear garden.
Bedrooms 3 and 4 are also both double bedrooms and very similar in size. Positioned at the opposite end of the house to bedroom 1, bedroom 3 faces the rear with rear facing window and glazed ventilation slot. Bedroom 4 lies to the front with front facing window.
All bedrooms have ample electrical sockets and television points.
The house bathroom lies to the front of the property and incorporates 900mm square shower cubicle with Grohe thermostatic shower, free standing bath, pedestal washbasin, close coupled WC and heated towel rail.
Both bathrooms will have tiled floors, warmed by the underfloor heating and complimentary wall tiling to suit the individual rooms.
