Plot 4 - The Dovecote

During the 18th century, the farm complex continued to evolve. The earliest of these additions to survive is the building we have named The Dovecote after its original use. It has been designed to accentuate the original pigeon loft retaining the stone alighting course with distinctive shaped stone kneelers and copings to the gables. There are two theories as to the use of the projecting ledge - either to prevent vermin climbing the external walls or as sunning ledges for resting birds. This building could have been built as a pair along with part of Fitz Turgis House to enhance the farm when approached from the west and to formalise the main entrance in this position. At a later date the main entrance reverted to an access off Peak Lane.
The master bedroom and lounge are accommodated in the original dovecote with the remainder of the building re-built on the footprint of earlier demolished structures.
Occupying the North West corner of the site with a spacious garden, private open and covered parking and spectacular views over Sheffield and into Derbyshire.

Overall dimensions – ground floor:
Dining/kitchen: 5.25m x 3.93m (17’3” x 12’11”)
Utility: 1.9m x 3m (6’3” x 9’10”)
Reception: 3.18m x 4.2m (10’5” x 13’9”)
Lounge: 5.025m x 3.84m (16’6” x 12’7”)
The half glazed front door opens into the entrance hall. The area to the right of the doorway would be ideal for workstation/study area or reading area due to the natural light entering from a full height glass panel. The oak staircase has cloakroom with WC and washbasin and a very useful full height storage cupboard underneath. The hall leads into the lounge to the left and the kitchen to the right.
The lounge is a lovely sunny room. It has two windows to the side and rear and front facing glazed entrance screen to the original barn opening. The newly constructed fireplace has an oak beam over and gas supply for balanced flue gas burning stove.
The kitchen/dining room can be accessed from both the reception hall and the utility room. The dining area has a window overlooking the courtyard and the kitchen, a window overlooking the rear garden. The kitchen area will be fully fitted with units and has a telephone point and TV outlet. Integrated appliances include fridge/freezer and dishwasher and there will be a range cooker with canopy over.
The utility room houses the fresh air ventilation unit (at high level) and the boiler. It will have fitted units along one wall, incorporating sink unit and space for washing machine and tumble dryer. A half glazed door leads to the rear garden.

All three bedrooms have TV outlets and bedroom 1 has a telephone point. Bedroom 1 lies above the lounge with both front and rear facing windows and en-suite off. The en-suite is very characterful in that it is on two levels. The WC is on the level of the bedroom with a step down to the washbasin, with roof light over and 900mm shower cubicle with Grohe 1000 thermostatic shower.
The house bathroom has a bath with shower over, WC, washbasin and heated towel rail. Natural light provided by a roof light. Both bathrooms will have complimentary wall and floor tiling.
