The existing house at Manor Farm was thought to have been built in the early 17th century during a period of re-organisation and re-building on the site and was added onto a number of times over the years. We have demolished the later extensions and reverted the house to the original ‘L’ shaped structure.

We have now formed two dwellings by extending this L shape into a U shape. This U shape forms an ideal layout to include an orangery to each dwelling. The south east orientation of the orangeries form a suntrap with external patios making ideal barbeque /sunbathing areas. Both properties benefit from large enclosed rear gardens with views over the rolling countryside and the Earl of Scarbrough’s Estate.

Window and door openings are emphasised with natural stone heads, jambs, cills and mullions. The inset windows are oak.

The name given to this house retains the historical site name, as it occupies the greater part of the original farm house.

Alterations to the house over the years had resulted in many features being concealed. We have uncovered and renovated three medieval stone windows (in the dining room, entrance hall and bedroom 2) and restored, cleaned and oiled the original timber beams throughout the ground floor to enhance the status of this imposing property. One of the beams in the kitchen is of particular interest where it is cut back and blackened where it originally formed part of an enormous fireplace and canopy over. This beam stretches the full width of the kitchen and projects into the cloakroom. The original ovolo copings remain on the gable wall to the rear of the property.

The front entrance door has a glazed panel and marvellous stone feature in the shape of a fleur de lyse above. It opens into a roomy ‘L’ shaped entrance hall which in turn leads into the cloakroom, kitchen, lounge and dining room. A lovely feature in the hall is a medieval stone casement window, the light from which illuminates the hall.

The large cloakroom has washbasin and wc with plenty of room for hanging coats etc if required. The service meters, consumer unit and control units are also housed in here.

The kitchen has two magnificent oak beams which project through the wall into the cloakroom and entrance hall.

The dining room has a large window facing onto the courtyard and a medieval stone casement window to the side elevation. A fabulous original ceiling beam spans the width of the room and projects through the wall into the hallway.

The lounge has another enormous beam spanning the width of the room. The fireplace has a class one flue (suitable for any type of fire) and gas supply if required. The large mullioned window overlooks the rear garden.

The house bathroom has a side facing window and includes washbasin, w.c. bath, towel rail and shower cubicle with thermostatic shower. Both bathrooms will have tiled floors and complimentary wall tiling.

Bedroom 2 lies above the dining room at the front of the property and has front facing and side windows. A useful cupboard has been formed above the bulkhead of the stairs.

Bedrooms 3 and 4 are both double bedrooms and lie over the kitchen and entrance hall. Bedroom 3 has front facing window and bedroom 4 rear facing window.
