Plot 6 - Jefferson Lodge

The existing house at Manor Farm was thought to have been built in the early 17th century during a period of re-organisation and re-building on the site and was added onto a number of times over the years. We have demolished the later extensions and reverted the house to the original ‘L’ shaped structure.
We have now formed two dwellings by extending this L shape into a U shape. This U shape forms an ideal layout to include an orangery to each dwelling. The south east orientation of the orangeries form a suntrap with external patios making ideal barbeque /sunbathing areas. Both properties benefit from large enclosed rear gardens with views over the rolling countryside and the Earl of Scarbrough’s Estate.
Window and door openings are emphasised with natural stone heads, jambs, cills and mullions. The inset windows are oak.
Jefferson Lodge has been named after the Jefferson family who lived and farmed here for many years until 2006. The kitchen and the two bedrooms over are housed in part of the original farmhouse with timber beams and double doors leading into the orangery and patio area beyond. The remainder of the house is formed from the new wing of the 'U' shape with matching ovolo copings on the gable.
A large garage alongside the house conceals an extensive walled rear garden in which sits an old twin seat earth closet (should you wish to bring it back into use, the double seat is still intact!).

As with Manor Farmhouse, the front entrance door has a glazed panel and marvellous stone feature in the shape of a fleur de lyse above. It opens into a roomy ‘L’ shaped entrance hall which in turn leads into the cloakroom, kitchen, lounge and dining room. Under the oak staircase is an alcove formed in the thickness of the wall. This would make either a useful bookcase or coat hanging area.
The large cloakroom to the left of the front door has side facing window, overlooking the paddock and inlcudes washbasin and wc with plenty of hanging room if required. The service meters, consumer unit and control units are also housed in here.
The dining room is a large square room with large mullioned window overlooking the adjacent paddock.
The lounge is positioned at the rear of the property with fireplace with class one flue (and gas supply if preferred). The room has the benefit of two windows, one overlooking the paddock to the side and a large window overlooking the rear garden. The ceiling features three large oak beams reclaimed from the original roof structure.
The kitchen has two original beams, one of which spanned the cooking fireplace, the chamfer and charred surface are still evident. Kitchen units and fittings to two walls. French doors open into the orangery which overlooks the rear garden. A second pair of french doors from the orangery lead out onto a paved patio area.
