Manor Farm Court, Hooton Levitt, S66 8PL

Manor Farm Court is a magnificent new development of just six properties built on the site of Manor Farm. Historically it is an important site that may have originated as a pre-conquest manorial centre, created after the 10th century. In the late 12th /early 13th century, the Manor of Hooton passed to the de Levet family giving rise to the name Hooton Levitt. The original settlement was positioned on a spur of land, which retained long distance views to the north, northwest and southwest. These views remain today and are one of the prime reasons why this site is so special. The views, the beauty of the buildings, and the proximity to the motorway network make it a fabulous location and a first class choice for anyone looking for something special.

We have commissioned a full archaeological survey of the site with records dating back to the mid 12th century offering a wealth of history of the location and has helped greatly during the restoration work in preserving the original features.

The farmhouse has been extended and converted into two 4 bedroomed houses and the farm buildings converted into four individual dwellings, ranging in size to suit all needs. A courtyard forms the centre of the development, with all houses benefiting from enclosed private rear gardens.

The properties have been converted using a combination of traditional craftsmanship and materials such as pure lime mortar imported from France and modern technology to meet and exceed current building and NHBC regulations. Wherever possible, materials recovered from the original buildings have been re-used, to maintain the character and history of the properties. No stone has been imported to site thus maintaining its integrity. The original roof coverings have been replaced using natural clay pantiles with a stone margin at eaves. These materials were chosen to match the remains of the original roofs and/or old photographs that were available.

The courtyard is finished in Breedon golden amber gravel (a close textured rolled finish used to pave many prestigious historical buildings such as Buckingham Palace, Sandringham House, Althorp House and more locally at Wentworth Castle). Paths and patio areas are finished with natural stone paving and featured lighting.

Additional facilities on the site, available to prospective purchasers are a large (45’x75’) agricultural storage building, which has the potential for a variety of use - either commercial or recreational. Electricity and water supplies are available close at hand, but will need connection (including the associated charges). This building has the benefit of separate vehicular access off Peak Lane.

There are many amenities within a 2mile radius of the development including shops, schools, leisure facilities, doctor’s surgery, dentist and pharmacy. Within a 4 mile radius other leisure facilities include a swimming pool, equestrian centre and the prestigious Rotherham Golf Club.

Despite its idyllic rural location, Hooton Levitt is very well situated for Rotherham, Sheffield, and Doncaster with the excellent motorway network only a few minutes drive away. Commuting to London is easily achieved from both Sheffield and Doncaster train stations. The newly opened Robin Hood International Airport at Doncaster continues to increase its range of destinations and is approximately 20 minutes by car.

2. Garaging or under cover parking for two vehicles. There will be further designated visitors parking and a communal car wash area (each property will have it’s own water supply for this facility).

3. Villavent ventilation and heat recovery system. This system uses Scandinavian technology to provide a highly energy efficient heat recovery system with up to 80% of the heat in the outgoing stale air being recovered and used to warm the incoming filtered fresh air (without the two air streams coming into direct contact with each other). The heat exchanger is bypassed in summer to avoid heating incoming air. All mains services – i.e. electricity, gas, drainage, telephone. The system gives a complete air change in the house every hour and is of particular benefit for people with respiratory problems. It carries the British Allergy Foundation seal of Approval.

4. Heating to both the ground and first floor areas is by warm water underfloor heating. The heating equipment was supplied by Nu-Heat, the market leader in domestic under floor heating. The system works by pumping controlled flows of warm water from a heat source (a condensing gas fired boiler) through plastic tubing embedded in the floor. Because the emitting area is large, the warmth provided is quite sufficient even on a cold day without the need for supplementary heating. The lack of obtrusive radiators releases valuable wall and floor space allowing freedom of design layouts. Lower heating bills result as the low system water temperatures of under floor heating enhances the efficiency of boilers and give fuel savings of typically 25-40%. In addition, each room is individually thermostatically controlled. Greater comfort is achieved against radiators, which heat the air by convection, drawing cold air across the floor and up to the ceiling. In contrast under floor heating produces mainly radiant warmth, the entire floor is heated, meaning warmth is radiated evenly, causing no stuffiness, draughts or cold feet.

5. High efficiency (A rated) gas fired condensing boiler.

6. A high level of insulation is achieved using modern insulation methods:

  • Under the ground floors - 75mm thick foil faced urethane - one of the best and most efficient materials on the market.
  • Existing external walls - 75mm thick Renotherm foamseal urethane foam, sprayed onto the walls and plastered over.
  • New external walls - 60mm of foil faced urethane board in the cavity, together with a recently invented cavity former called Sure-cav, which ensures a clean cavity wall, when used with natural undressed stone.
  • Roofs to plots 1 to 4 - 125mm thick foil faced urethane boards between rafters and 30mm thick boards under the rafters.
  • Roofs to Plots 5 and 6 - sprayed foam roof insulation.

All the above ensure an excellent level of insulation, which combined with the underfloor heating and Villavent ventilation system, provide very efficient and supremely comfortable living conditions.

8. Timber windows and doors, paint finish with high-grade micro porous paint. Ground floor windows lockable. Windows to the farmhouse are in oak.

9. Roof windows are conservation style to compliment the age of the buildings.

10. Fireplaces individually designed and constructed using materials exclusively reclaimed from site with class one flue suitable for an open fire, also with gas point for either fire or stove

11. Exposed beams have been cleaned and oiled to enhance their natural beauty
